3.3 Intellectual property & acceptable use
All logos, custom calculators, design styles, photography, and written copy belong to The Parham Team (Lindsey Parham LLC) or its licensors. You may print copies of these Terms for your personal records. You may not scrape, frame, clone, or duplicate site content for commercial real estate competition.
4. Multi-County Tax, CDD, & Riparian Disclosures
4.1 St. Johns County CDD Assessments vs. Putnam County
Many master-planned communities in St. Johns County (e.g. Nocatee, Beachwalk, Shearwater) utilize Community Development Districts (CDDs) with annual bond and operations & maintenance assessments collected via the property tax bill. Conversely, Putnam County communities generally feature zero CDD assessments. Buyers must review the specific CDD line items on the county tax roll prior to purchase.
4.2 St. Johns River & Riparian Rights
Waterfront properties along the St. Johns River, Crescent Lake, or tidal canals possess specific riparian rights. Docks, boathouses, and seawalls require permits from the Florida Department of Environmental Protection (FDEP), the St. Johns River Water Management District (SJRWMD), and county building departments. The Parham Team does not certify dock engineering or permitted depths.
5. Written Buyer Representation Before Tours
In accordance with 2024 NAR industry guidelines, buyers must execute a written representation agreement before attending private property showings or touring homes with The Parham Team. This agreement defines transparent compensation and fiduciary boundaries.
8. Communications Consent & SMS Terms and Conditions
By providing a telephone number or email address through an online form or inquiry, you consent to receive informational and transactional communications from The Parham Team (Lindsey Parham LLC) via phone calls, SMS/text messages, and email regarding your property questions, showing schedules, or real estate services.
TERMS AND CONDITIONS
- We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
- You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.
